How long should I wait before sealcoating again?
Manufacturers recommendation is every 2 years. Sealcoating every other year gives the previous sealer application time to wear off properly before re-applying more sealer. Some individuals get their driveway sealcoated every year. We normally do not recommend this. If your driveway gets very heavy use, heavy equipment drives on your driveway or you get your driveway plowed then it may be ok to sealcoat every year. If you apply sealer to soon, it may build up to quickly causing the sealer to chip off and possibiliy even pulling up the asphault with it.

How long should I stay off the driveway or parking lot?
We require staying off the driveway or parking lot for 24 hours after application. This allows the sealer to time to dry and properly adhere to the driveway for a uniform coat. On occasion, there are days when the humidity is adnormally high. During these times, you may need to stay off the driveway a little longer (Up to 48 hours in some cases). If this is the case, we will let you know if you need to stay off the driveway longer.

Do I need to block of my driveway after application?
No, we handle this for you. We rope of the end of the driveway after application. Upon request, we can block off any sidewalk areas leading to the driveway to prevent people from walking on or riding a bike on the driveway. This is provided at no additional charge.

Do I need to clean my driveway before I get it sealed?
No, we provide this service for you. This service is included in the estimate price. Our cleaning consists of any wire brushing for built up dirt if required, driveway edging and blowing off any loose material from the driveway. This service ensures the driveway is fully prepared for sealer application.

Why do some sealcoaters put water in the sealer and do you do this?
Most sealer and the sealer we use is a water based sealer. Water in the sealer allows the sealer to stay suspended long enough to ensure a uniform coat of sealer. As sealer dries, water evaporates out of the sealer forming a tight bond of sealer molecules. Water content varies from day to day based on temperature and humidity. For days when the humidity is low and the temperature is high, more water is required so that it does not evaporate to quickly. Manufacturer adds 10% water and we only add any water thats necessary for proper application.
